Northeast Florida · St. Johns County

St. Johns County, one neighborhood at a time.

Straight answers about what it's like to live here. Costs, commutes, school zones, flood zones and the trade-offs most guides leave out.

How these guides are written

Less brochure. More of what you'd ask on a tour.

01

Written from the ground

Each guide starts with notes from driving the neighborhood: what stands out, what surprises people and what listing photos miss.

02

The details that change the math

CDD and HOA fees, flood zones and insurance, utility providers, homestead exemption and Save Our Homes portability.

03

Honest trade-offs

Traffic choke points, construction, fees and distance. Every guide names at least three, as plainly as the strengths.

04

Checked and dated

Businesses, leagues and rules are verified before publishing. Price bands come from MLS data and show their as-of date.

Getting your bearings

How St. Johns County is laid out

The county runs from the edge of Jacksonville to farm country. The guides are organized into 12 areas, each with its own community pages. Here's the short version before you dig in.

Nocatee

A large master-planned community between US-1 and the Intracoastal that spans the Duval County line, built around a town center and trail network. It includes two age-restricted 55+ communities.

Twenty Mile · Coastal Oaks · Crosswater · Town Center · Del Webb

Ponte Vedra Beach

The northeast coast. Oceanfront, Intracoastal and marsh-front homes, established golf communities and the closest St. Johns County access to the Jacksonville beaches.

Old Ponte Vedra · Sawgrass · Marsh Landing · The Plantation · Palm Valley

St. Johns & Fruit Cove

The northwest corner along the St. Johns River. Established subdivisions, riverfront acreage and newer master-planned sections, with the shortest drives in the county to Mandarin and the Southside.

Julington Creek Plantation · Durbin Crossing · Aberdeen · Stillwater · Switzerland

RiverTown & Greenbriar

Along SR 13 and Greenbriar Road. A riverfront master-planned community alongside established and newer Greenbriar and Bartram neighborhoods.

RiverTown · Bartram Plantation · Bartram Ranch · Greenbriar Plantation

CR 210 corridor

North-central county along CR 210, from west of I-95 to US-1 and up the St. Johns Parkway. Mostly newer master-planned communities with amenity centers, CDDs and ongoing construction.

St. Johns Golf & Country Club · Beachwalk · Shearwater · Beacon Lake · Twin Creeks

World Golf Village & SR 16

The center of the county along I-95. Golf, newer master-planned communities and quick interstate access in both directions.

King & Bear · SilverLeaf · Murabella · Trailmark · Mill Creek

Palencia & US-1 North

North of the city along US-1. Master-planned and established neighborhoods, including Palencia on the Intracoastal side.

Palencia · Madeira

Historic St. Augustine

The city founded in 1565 and its in-town neighborhoods, from the downtown historic district to the residential streets around it.

Historic Downtown · Lincolnville · North City · West Augustine

Anastasia Island & St. Augustine Beach

The barrier island across the Bridge of Lions. Established island neighborhoods, the city of St. Augustine Beach and A1A south toward Crescent Beach.

Vilano Beach & South Ponte Vedra

The barrier strip north of the St. Augustine Inlet, where A1A runs between the ocean and the Intracoastal up toward the Guana preserve.

Vilano Beach · South Ponte Vedra Beach

St. Augustine South & Shores

South of the city along US-1 and the Matanzas River. Established neighborhoods with a mix of home eras and lot sizes.

St. Augustine Shores · St. Augustine South

The rural west

Farmland, larger lots and the slowest pace in the county, out toward the St. Johns River.

Hastings · Elkton · Flagler Estates

Inside every guide

Start with what matters to you

Every guide covers the basics. These are the sections people tell me they couldn't find anywhere else.

Monthly costs, not just price

Entry price points, CDD and HOA fees, insurance realities and what they add to a monthly payment.

Real commute times

Rush-hour drives to the beaches, I-95, the Southside, downtown, Mayo Clinic, NAS Jax, Mayport and the airport.

Schools & activities for every age

Zoned schools with the district locator link, plus youth leagues, adult social leagues, pickleball, swim and paddle programs.

Financing notes

How CDDs, HOAs and condo approvals can affect VA and other loan types, and what to ask a lender early.

Rules that shape the decision

HOA limits on boats, RVs, fences and rentals, short-term rental rules and golf cart rules.

What's coming

New construction phases, road projects and rezoning that could change how a neighborhood feels in a few years.

Who writes these

Hi, I'm Danielle.

I'm a Broker Associate and Real Estate Solutions Advisor with Momentum Realty. I've spent more than 10 years in Northeast Florida real estate, working across St. Johns County, South Duval and East Clay.

My background is in pricing, negotiation, property management and acquisitions. So I tend to look at a neighborhood the way the numbers do: what it really costs to own, how it holds up and what you give up to live there.

These guides are the conversation I'd have with you in the car between showings. Strategy over guesswork. Clarity without pressure.
